  • First of all you will need to know what the zoning is for your property.  You can find out what your zoning information is by opening up the Zoning Map that is located at the bottom.
    The most commonly asked about Zones are:

    Minimum Lot Size listed above are for Single Family Dwellings Residential Uses.

  • The City of Dayton does not have information regarding lot lines for individual or Private Properties.

    Some ideas for finding your property boundaries:

    • Locate Lot Line Monuments
    • Description of Property in your Deed
    • Have your Property Surveyed
    • Contact the Yamhill County Assessors Office
  • YES!  Before starting to build a fence on your property you will need to obtain a Fence Permit from the City of Dayton. 

    Fence permits cost: $5.00


    When applying for a Fence Permit, along with a Building Permit Application you will need to submit a Site Plan (A drawing of your property) with the following information:

    • Address, Owners Name(s) and/or applicants Name and Tax Lot Number.
    • Show all structures, existing and proposed.  Include all concrete patios and asphalt driveways.
    • Setbacks for all Structures on your Property.
    • Any Water, Sewer or Storm Drainage lines that cross your property.
    • Any existing or proposed Driveways or Points of Access.
    • Any Driveways or Points of Access on neighboring properties.
    • All easements including but not limited to access and utilities, public or private.
    • You must show the percentage of your lot that is covered by impermeable surfaces.

  • If your Residential Accessory Structure is 200 square feet or under and is not over 10 feet in height - then you DO NOT need a Building Permit.

    You will also need to following these guidelines:
    • Building Separation - Accessory Structures must be at least 6 feet from your primary structure.
    • Property Setbacks - The minimum setback from your property line is two feet.

  • Building Permit Fees are calculated by City of Dayton Building Department Staff members.  Building Permit fees Schedules are available on line for your information.  Please do not send in Building Permit payments without consulting with a staff member first.  Building Permits received without the proper information or payment will delay the approval of your Permit.  Remember the City of Dayton requires Building Permits with original signatures before a Building Permit will be issued.

    Only if you are pouring a driveway beyond your property line.

    If you are pouring a driveway in the public right-of-way (across the sidewalk or planting strip) you will need a type A construction permit.

    Type A Construction Permits require that you follow public works standards. For more information on public works standards, contact the City of Dayton Building Department at (503) 864-2221.
  • No work shall begin in the Public right-of-way without first obtaining approval from the City of Dayton.

     

    Type A Construction Permits:

    Work for which a Type A Street/Utility Construction Permit is required shall include the following:

     

    a)  Any sidewalk or utility service improvements to serve a single residence, duplex or business for which public street or mainline utility improvements are not required, and that do not include parking lots, private streets, fire lanes or common use driveways other than for duplexes.

     

    b)  Utility work by franchise utility companies that does not require pavement cuts longitudinally along a street shall require a Type A permit.  Such work shall be exempt from permit fees to the extent provided by PWDS Section G.9(e).

     

    An improvement agreement and performance security is required for Type A Permits.

     

    Type B Construction Permits:

    Work for which a Type B Street/Utility Construction Permit is required shall include the following:

     

    a) Any street, sidewalk, or utility improvement to serve more than a single residence, duplex or business, or for which public street or mainline utility improvements are required (including fire hydrants), or that include parking lots, private streets, fire lanes or common use driveways other than for duplexes.

     

    b)  Installation of service laterals for multiple properties within a common trench, or installation of service lateral(s) across property other than that being served.

     

    c) Site Grading & Fills.  Projects that require site grading, filling or fill stockpiling operations associated with development of the property other than those operations directly associated with the construction of a structure for which a valid building permit has been issued by the City.

     

    Site grading, filling or fill stockpiling operations over existing public sanitary sewer, storm drain or water distribution lines, or such operations within existing or proposed public utility easements.

     

    d)  Private utility work by franchise utilities that requires pavement cuts longitudinally along a street shall require a Type B permit.  Such work shall be exempt form permit fees to the extent provided by PWDS G.9(e).

     

    If there are classes of work not specifically covered but that are included under the scope of the PWDS, the determination of the type of permit required shall be made by the City Manager after consultation with the Public Works Director and City Engineer.

     

    Approval of Construction Drawings is required prior to obtaining a permit or beginning construction.
